To provide the service, Tehama County shares publicly available Recorder and Assessor data with ParcelQuest.  When a document is recorded that matches the name or property registered by the User, Guard Dog sends an email notification to the property owner or their designated agent.

Most alerts will relate to routine transactions such as sales, creation of trusts or loan refinances. Guard Dog is vital for the rare instance if something unexpected and potentially fraudulent is recorded.
